The Real Estate Office is open to the general public from 7:00 a.m. to 3:00 p.m., though you cannot make payments on remaining balances due or pick up checks after 2:30 p.m.
EFFECTIVE immediately The Columbus Dispatch will publish the Sheriff Sales. The ads will run in Tuesday’s paper of the Columbus Dispatch and Sheriff sales will still be on Fridays.
EFFECTIVE September 17, 2025: All bidders are required to fill out and sign conveyance form and Rental Registration forms before final payment can be accepted. Failure to comply will result in final payment not being accepted until all forms are completed.
The Franklin County Sheriff's Office Real Estate staff set foreclosure sale dates for all foreclosed properties within Franklin County. The staff works closely with the courts and law firms prior to the sale. The staff continues to work with the courts, law firms, and buyers after the sale to secure the deeds to the properties.
Basic Information
All sales are pursuant to the provisions of the Ohio Revised Code. Our Sheriff Sales are held every Friday morning at 9:00 a.m. online at https://franklin.sheriffsaleauction.ohio.gov unless court order is issued to sell the property in person will be held in the First Floor Press Room/Auditorium of the Franklin County Courthouse 373 S. High Street, Columbus, Ohio 43215. Sheriff Sales are not held on Federal Holidays.
Properties are advertised for three consecutive weeks beginning five weeks prior to sale in the Columbus Dispatch. This is your legal source of information. The information provided on our website at www.sheriff.franklincountyohio.gov is a courtesy and should be verified for accuracy by the official advertisement.
A court order is required to withdraw a property from sale. Withdrawal orders received by our office prior to the week of any scheduled sale are noted on our website and updated each day.
Public notices is hereby given that all such Real Property to be sold at Public Action may be subject to any liens that may not be extinguished by the sale, and purchasers are urged to research prior to the bidding.

Notice Online Sheriff’s Sales
Beginning on October 5, 2018 the Franklin County Sheriff’s Office will conduct the sale of all real estate subject to foreclosure on the “Official Public Sheriff’s Sale Website” which is operated by Realauction based on a contract with the Ohio Department of Administrative Services. The process and procedures under which these sales will be completed are detailed at the Realauction website https://franklin.sheriffsaleauction.ohio.gov All prospective bidders should familiarize themselves with this new process.
In general the following key points are noted:
- All person(s) who want to bid on a property offered by the Franklin County Sheriff’s Office must register with Realauction. Registration will include completion of the Purchaser Information Form.
- Properties will be open for bid, at least seven days immediately prior to the date of sale. This is generally known as a proxy bid.
- Each Friday at 9:00 am, Eastern Time, the online auction will begin. Auction will be conducted for each individual property; however only one property will be sold at a time. After a property is sold the next scheduled property sale will begin.
- Minimum deposits ($2,000/ $5,000/ $10,000 set by law) must be at Realauction for wire deposits must be received by 5 pm (Eastern Time) two (2) business days and ACH Debit deposits must be received by 4 pm (Eastern Time) seven days prior to the Friday auction. This means the deposited funds must be in the account of Realauction by wire transfer or ACH by that date. Plaintiff’s and Judgment Creditors, as set forth in the Court order, are not required to meet the advertised deposit requirement.

Conditions of the Sale
All bids begin at 2/3 of the appraised value of the property, unless otherwise directed by court order. If you are the successful bidder, you will need to deliver a cashier's check in the amount of the required deposit as well as a completed Real Estate Judicial Sale Purchaser Information Form at the time of the final bid. This form is available for printing on this website. (THIS ONLY APPLIES IF THE PROPERTIES ARE BEING SOLD IN PERSON AND NOT ONLINE)
Any bidders wanting to purchase properties online please see website for instructions as deposits are required to be wired or ACH debit prior to bidding online. The balance will be due thirty days after confirmation of sale. All sales stipulate "Buyer Beware."
